In most cases, yes — you’ll need some form of council approval before starting your renovation.
The type of approval depends on the scale of work: minor internal updates might not require approval, but structural changes, extensions, or new builds usually do. The type of approval might include an:
- Exempt Development: Some smaller projects don’t need council approval at all, as long as they meet certain rules. This usually applies to simple updates like adding a small deck, garden shed, or fence.
- Complying Development: If your renovation fits within set building standards, you might be able to go through a quicker approval process called Complying Development. You’ll need a Complying Development Certificate (CDC), which can be organised through your local council or a private certifier.
- Development Application (DA): Bigger projects—like new builds, major extensions, or large renovations—usually need a DA. This involves a more detailed approval process and can take a bit longer to be signed off.
- Design and Planning
- Design and planning involves working closely with your architect and builder to define the scope, style, and functionality of your home.
- It’s also when key considerations — such as:
- Council and heritage requirements
- Site orientation
- Privacy, and views — are discussed.
This is the most important stage of any renovation. Taking the time to get this stage right helps avoid costly design changes later and ensures your renovation reflects your vision from the start.
- Site Preparation & Demolition
- Once approvals are in place, the site is carefully prepared for construction. This includes demolition, excavation, or structural adjustments to create a clean foundation for the build ahead.
- Building Works
- The structural framework of your renovation is established — walls, floors, and extensions take form, and your home begins to physically transform.
- Roofing and Exteriors (Lock-Up Stage)
- External elements such as roofing, cladding, windows, and doors are installed, securing the home from weather. Reaching the “lock-up” stage marks a major milestone in the build.
- Services – Electrical and Plumbing
- At this point, essential systems are starting to be installed — including electrical, plumbing, heating, and cooling. These are carefully integrated and built in.
- Plastering and Internal Works
- Walls and ceilings are lined and plastered, and internal carpentry begins. This includes detailed joinery, skirting, and other architectural finishes that shape the home’s interior character.
- Finishes and Fit-Outs
- The finer details come to life — from bespoke cabinetry and feature lighting to flooring, tiling, and bathroom fixtures. This is where design and craftsmanship meet to create a cohesive and refined finish.
- Final Inspection and Handover
- The completed renovation or new build undergoes a final quality check to ensure every detail meets our exacting standards. Once approved, the home is professionally cleaned, presented, and handed over — ready for you to enjoy.
Most major renovations take from 6–18 months from approval to completion. Smaller updates may take less time, while complex architectural projects can take longer. The schedule depends on design detail, weather, approvals, and material lead times.

We generally don’t recommend living in your home during major renovation works. The building process can be noisy, dusty, and disruptive, and you may not have access to essential amenities such as running water, electricity, or functioning bathrooms.

It can also create safety risks for anyone on site and may slow down progress for the building team. For these reasons, we strongly suggest arranging alternative accommodation during construction to ensure your comfort and the smooth, efficient completion of your renovation.
